I didn't have a problem about a year ago, when I wanted to borrow a largeish sum for business develompent. Rate very competative, quick to arrange. Did have a sound business model, a history (but not with them), and an asset as part colateral.

Yes but you had collateral. Many have already put up their homes and have no more capital to put in. Banks are expecting higher rates now compared to a few years ago. 78% of all bank lending including business lending is linked to mortgages.
