That strikes me as taking the piss a bit actually; move out ASAP, but pay rent until someone else is found AND fees from reletting.
Bearing in mind there is no incentive for the landlord to actually find someone else as you're still paying rent, then I'd be wanting to have someone else lined up myself before moving out.

Stick it out until the end of the lease then leave. You cannot be held responsible for rent after your tenancy has expired. I want out of this lease but have to wait till it expires. Though once it has it will go over to a rolling one month. So no extra expense.

Jon, just sent him an email saying I don't mind paying rent but would want to stay in the flat. I'd have to pay rent for two places if I moved out and I'd be in a worse position than I am now.
Amnesia, the problem is that I can't really afford to stick it out until the end of the agreement. That's why I'm looking at cutting it short.

If you can find someone wanting to take the contract on then that would be your best bet. You will then be able to get out earlier. Though legally you are stuffed unless you can.

Have you tried threatening to stab him in the eye with a red hot poker?

Contracts add stability.

I read that as "contacts" and thought "only if they're made from mithril"
