Same here, both for my old house in England and for my current house. If one of is dies, it pays off 3/4 of the credit.

We have recently on SWMBO - I have life Insurance via work (Death in service) but she dosen't as she now works for a charity so took out enough insurance to bring the mortgage down to a level I could comfortable service on my own (if I die it gets paid off)

Other than that we dont have any as we have no dependants so no one to worry about

I'll be paying my mortgate off soon so that's not an issue. I get death in service benefits at work so have not got any other insurance at the moment.

Ask the agents why the sale didn't go through, it might be because the circumstances of the previous buyer changed, it might be that they found a house they liked better. Ask if the survey results for the property have been recorded by the agents, and whether it is on a flood plain. Ask why the people are selling the house in the first place. If none of the anwers make you feel edgy then it's probably all quite genuine, but make sure you get the survey results in as soon as possible.

Bear in mind that the mortgage company will need to carry out a homebuyers survey (that you will have to pay for) as part of the mortgage application so if you get an independant survey done then you will have to pay twice, it always used to surprise and anger people who paid for a full survey before they completed the mortgage application and then had to pay the fee for the homebuyers as well.

When we were buying a house the first one we agreed to buy fell through. The seller had debts linked to the house, yet she accepted our offer which (apparently) wasn't enough to cover them. There were then issues with the organisations she owed money to as they thought she could get more. It dragged out for ages before falling through.

There could be a number of reasons for houses falling through. We lost a flat because the guy was made redundant and no longer wanted to move.
