Post subject:  Breaking a rental contract early

Been thinking about moving back into a shared house.

But I've still got 5 months left of my rental contract to go.

I know the last tenant in the house just did a runner but I don't want to do that.

Any recommendations of how to go about this properly?

Should I be contacting the landlord or the letting agent? What should I say? What should I expect to hear?

have you renewed the contract from the initial time, if so there is usually a clause allowing termination with one months notice.
If not you can talk to the landlord and ask for a mutual termination. I would advise against "doing a runner" as you will lose your deposit and potentially have a massive hit on your credit rating plus you'd still be liable for any rent outstanding on the contract.

Yeah, I've paid the first 6 months now.

oing a runner isn't really an option anyway as the landlord happens to know my grandparents and a few of their friends.

But this could also be a good thing as it might make him slightly more lenient.

What kind of guy is your landlord? If he seems like the reasonable type, speak to him.

We had to extend our rental period, when the purchase of our house fell through (ar$ehole seller decided to stay put), but then we found another house and completed within two months.

We spoke to the landlady and she shortened the third month to a couple of weeks and charged accordingly.

I think he's a nice guy. Not really had much contact with him but when I have he has been fairly pleasant.

I'm just putting together a nicely worded email to him.

Hopefully he'll be understanding and we can come to some sort of agreement.

Have a look at your tenancy agreement.

When the inital 6 months was up did you sign a new one or just let the exsiting one roll over. If you let it roll over then the standard tenancy agreement (the ones you can buy off the shelf) normally revert to a one month rolling contract

It was a 12 month agreement.

You will probably be stuck until the end of the initial twelve months unless you can persuade them to release you from it.

AFAIK (which of course, I could be wrong) the standard legislation on the subject is an initial 6mth period followed by 1mth's notice??

In my experience the tennant or landlord can give a month's notice

Reletting fees will be around £350.
