I'm hopeful of an active Spring...
Had the house on the market since early November and not even had a tickle...

Spring is traditionally the start of the main house buying season due to weather, up and coming Bank Holidays etc

Have a chat with the local estate agents but things to bear in mind

Keep the garden reasonable – grass cut esp

What’s its market likely to be – old retired, family, young couple, single person ? then what’s its internal decorative state like – is it old fashioned etc

Ask the agent the sale price in its current state and the sale price if tarted up (painted & decorated, new Bathroom,/Kitchen etc).

A friend sold his mother house that had not been touched for a number of years. He was advised by the agents that spending around £10K (skimming & decorating, new kitchen & Bathroom) would put not only £30K on its value but make it sell quicker.

They've mostly say the same thing. Tell you brother to stop messing about and get it on the market. The house next door to my Mum's has been for sale for yonks but that is a 6 bed property. No time like the present as they say.
